Project Overview

 

A thoughtfully designed medium-high-density residential development located at the intersection of Latham Street and S. Rengstorff Avenue in Mountain View, California. The project transforms a 4.07-acre site into a modern community of 85 for-sale townhome-style condominiums.

  • Total Units: 85 Townhomes

  • Site Area: 4.07 Acres (177,314 SF)

  • Zoning: R3-1.5 | General Plan: Medium High-Density Residential

  • Density: 20.88 DU/Net Acre

  • FAR: 1.02 (Max allowed: 1.05)

  • Gross Floor Area: 180,844 S​

The Latham-Rengstorff project brings forward a walkable, family-oriented community that balances density with livability. Featuring generous open space, modern townhome designs, and compliance with Mountain View’s planning and design standards, the project reflects a model for infill residential development in Silicon Valley.

Entitlement Consulting & Density Bonus Strategy

Role: Land Use Entitlement Consultant

Scope: SB 330 + State Density Bonus Law (DBL) Advisory, Site Planning Strategy

Project Overview

This infill redevelopment combined four underutilized parcels in downtown Los Altos into a unified 0.63-acre site. The proposal replaced four existing structures with a 4-story, 50-unit multifamily building over two levels of underground parking, taking advantage of the State Density Bonus Law (DBL) and SB 330 streamlining provisions.
 

DeNardi Homes’ Role


DeNardi Homes, as partial owner and operator, provided strategic entitlement advisory, guiding the applicant through:

  •            SB 330 streamlining

  •            Density Bonus calculation under Gov Code 65915

  •            Local ordinance analysis

  •            Incentive/waiver structuring

  •            Community feedback strategy for planning commission approval

Small Infill Development | Entitlement Consulting | SB 330 Compliance

410–414 Sierra Vista Avenue, Mountain View, CA

 

Project Overview

This small-scale residential infill project proposes the demolition of two existing single-family homes and the construction of six (6) new townhome-style units across two buildings. Located in the City of Mountain View, the project was designed with sensitivity to neighborhood scale while maximizing site yield and compliance under SB 330 and local R3 zoning.

DeNardi Homes assisted in entitlement planning, navigating setback requirements, design review criteria, and open space efficiency to help the applicant advance the proposal toward Planning Commission approval.

DeNardi Homes’ Role

DeNardi Homes, as partial owner and operator, provided strategic entitlement advisory, guiding the applicant through site planning optimization under R3 and SB 330 guidelines; coordination with the civil and architectural teams to ensure compliance with FAR, setbacks, and height requirements; preparation of entitlement documentation and support materials for Design Review Board and Planning Division review; and interpretation of the Mountain View Zoning Code (Chapters 36.16 and 36.20).

Project Overview

 

This 0.99-acre infill site in Mountain View was entitled for a 22-unit rowhouse-style residential development, utilizing California’s Density Bonus Law to exceed base zoning limits while integrating affordability. DeNardiHomes played a key role in navigating city standards and bonus incentives to maximize unit count, efficiency, and buildable area.

DeNardi Homes led entitlement strategy, optimizing:

  •          Density bonus unit planning under State DBL

  •          Site yield through building separation & setback analysis

  •          Compliance with FAR, open space, and parking requirements

  •          Early coordination with civil engineers on bioretention + access

  •          Engagement with City of Mountain View DRB process

For-Sale Infill Subdivision | Custom Single-Family Homes | Green Building Design
773 Cuesta Drive, Mountain View, CA
 

This ±0.69-acre R-1 zoned lot in a central Mountain View neighborhood was entitled for a 4-lot custom single-family subdivision with private drive access. The project replaces a single existing residence and reimagines the site as a quiet cul-de-sac community featuring energy-efficient design and modern California architecture.

DeNardi Homes utilized the Planned Unit Development (PUD) approach to deliver a boutique community that balances site coverage, FAR, and privacy while enhancing infill housing in a high-demand submarket.

 

DeNardi Homes’ Role

DeNardi Homes, as partial owner and operator, oversaw the project from concept through planning, leading site planning and lot layout to optimize privacy and solar access, strategic FAR compliance and architectural massing, collaborations with Dahlin Group (architect) and BKF Engineers (civil), community coordination and submittal through Mountain View’s PUD process, and the integration of sustainable features per CalGreen standards.
